PHNOM PENH: Phnom Penh’s office space supply is on track to reach nearly 1.4 million square meters in 2025, according to a recent CBRE Cambodia report.
The first quarter of 2025 data indicates that the supply stood at over 1.1 million square meters at the close of 2024 and is projected to grow to 1.38 million square meters by year-end. This quarter alone saw an approximate 6 percent increase in available office space.

The CBRE report also highlighted the prevalence of supplementary office buildings, followed by C-Grade and B-Grade options, while A-Grade properties remain the least common. Notably, rental costs have shown little fluctuation in recent years.
Grade A offices are holding steady at around $25 per square meter, consistent with 2024 figures. Grade B spaces range from $20 to $22 per square meter, and Grade C offices are priced between $10 and $15 per square meter.
Interestingly, the demand for office space in Phnom Penh is primarily concentrated in the Grade B and C categories. Their affordability makes them attractive to new businesses, whereas Grade A offices typically cater to larger corporations, international companies, and representatives of significant global organizations.
