PHNOM PENH: Over the past few decades, Cambodia has experienced transformative growth, moving from a country known for its rich cultural heritage to an emerging economic hub in Southeast Asia. As Cambodia modernizes, many are beginning to wonder: Could Cambodia be the next Singapore?

To answer this, let’s explore the key areas where Cambodia is showing rapid progress and development that hint at a similar path Singapore took.

1. Economic Growth and Development

According to the world bank, Cambodia’s economic landscape has undergone significant transformation over the past two decades. Between 1995 and 2019, the country achieved an average annual GDP growth rate of 7.6%, positioning it among the fastest-growing economies globally. This economic progress has been sustained by strategic investments in sectors such as real estate, tourism, manufacturing, and the growing digital economy.

Foreign direct investment (FDI) has been pivotal, with China as a primary contributor, investing significantly in infrastructure projects, real estate developments, and manufacturing since 2005. As of 2022, Cambodia’s FDI inflows were approximately $3.58 billion, a testament to the country’s growing appeal as an investment destination (Statista, 2022). Other countries, such as South Korea and Japan, have also made substantial contributions, particularly in real estate, agriculture, and finance. This flow of FDI has created job opportunities, expanded Cambodia’s middle class, and fueled demand for urban infrastructure in rapidly developing cities like Phnom Penh and Sihanoukville.

Additionally, Cambodia’s strategic location in Southeast Asia provides easy access to major sea lanes which provides easy access to essential trading routes, enhancing its appeal as a regional hub. In a way similar to Singapore, Cambodia is leveraging its geographical location to attract foreign investments and foster economic integration within ASEAN.

2. Real Estate Boom and Urbanization

Cambodia’s real estate sector is experiencing a period of rapid growth, particularly in its capital, Phnom Penh. High-rise buildings, luxury condominiums, and mixed-use developments are transforming the city’s skyline, indicating a thriving demand for both residential and commercial properties. Districts such as Toul Tum Poung and Boeung Keng Kang (BKK1) have emerged as vibrant hubs for new projects, drawing both local and international investors who recognize Phnom Penh’s potential as a rising urban center (CBRE Cambodia, 2023).

This growth is further supported by major infrastructure projects aimed at enhancing connectivity and accessibility. Notable developments include new road networks, the construction of the Techo Takhmao International Airport, and extensive expressway systems. The Techo Takhmao International Airport, scheduled to open in phases beginning next year, is expected to initially accommodate 13 million passengers, with a projected expansion to 50 million by 2050 (The Sun, 2024).

At the center of this real estate expansion is Realestate.com.kh, Cambodia’s leading online real estate platform. By providing a trusted, accessible marketplace, Realestate.com.kh connects developers, agents, and buyers, facilitating property transactions on a national scale. As the exclusive marketing partner for many major projects, Realestate.com.kh is instrumental in driving awareness and building demand for new developments across Cambodia. This role not only aids in promoting high-quality projects but also strengthens investor confidence by ensuring a streamlined and transparent buying process.

Realestate.com.kh’s Connect Center has also been a game-changer, creating a space where agents and developers receive support, professional training, and access to the best tools for reaching potential buyers. This initiative is enhancing service standards across the industry, helping Cambodia’s real estate sector grow more connected, professional, and investor-friendly.

For buyers and investors, this real estate boom represents a promising opportunity. As property values in Phnom Penh continue to appreciate, developments are emerging that combine luxury living with affordability, attracting both high-end investors and young professionals. New projects are being introduced with attractive starting prices, making the dream of urban living more accessible. From affordable condos to upscale residences, the real estate market in Cambodia is evolving to cater to a diverse range of buyers, much like the early years of Singapore’s property development boom.

With these factors in play, Cambodia’s real estate market is poised for sustained growth. Investors looking for high returns are increasingly drawn to the country’s affordable property prices, strategic location, and rapidly expanding urban infrastructure. Realestate.com.kh’s expertise and influence in the market will likely continue to drive this sector forward, solidifying Cambodia’s place as a future economic and urban powerhouse in Southeast Asia.

3. Tourism and Cultural Appeal

Tourism remains a significant driver of Cambodia’s economy. In 2023, Cambodia welcomed approximately 5.43 million international tourists, marking a notable increase of 139.5% from the previous year’s 2.27 million arrivals, highlighting the resilience and importance of the sector (Tourism Cambodia, 2023). While the iconic Angkor Wat continues to attract global attention, Cambodia is diversifying its tourism portfolio with new developments in eco-tourism resorts, cultural heritage sites, and luxury hospitality projects. For instance, eco-tourism initiatives saw a 250% increase in visitors, with 341,621 domestic and foreign tourists recorded in the first four months of 2022 compared to the same period in 2021 (B Consulting Cambodia, 2022).

Singapore’s success as a tourism destination was also built on a mix of cultural heritage, innovative attractions, and exceptional hospitality. Cambodia is following suit, broadening its tourism appeal and creating sustainable tourism experiences that highlight its cultural and natural assets.

4. Emphasis on Digital Transformation

The digital economy is a priority for Cambodia’s government as it works toward a more connected future. Initiatives to promote digital literacy, expand internet access, and encourage technology startups are gaining momentum. Programs like the Cambodia Digital Economy and Society Policy Framework 2021–2035 set ambitious targets for digital transformation, aiming to make Cambodia a leader in Southeast Asia’s digital landscape.

Singapore’s own transformation into a digital economy powerhouse was driven by government support for technology adoption, education, and infrastructure. Cambodia’s current path mirrors this with a focus on digital skills development, e-commerce growth, and tech innovation.

5. Special Economic Zones (SEZs) and Free Trade

Cambodia has established several SEZs, which offer tax incentives and infrastructure support to attract foreign companies. These zones are part of Cambodia’s strategy to create a competitive manufacturing base, particularly in garment manufacturing, electronics, and automotive parts. With the signing of free trade agreements with China and South Korea, Cambodia is positioning itself as a gateway for goods and services into ASEAN markets.

Singapore’s economic success was largely based on its ability to leverage trade agreements and offer business-friendly environments for foreign companies. Cambodia is pursuing a similar strategy, striving to create a more open and efficient economy that attracts global investment.

6. Commitment to Education and Skill Development

Singapore’s rise was fueled by investments in education and a focus on skills development. Cambodia is beginning to make strides in this area as well. The government, with the support of international partners, is investing in education reforms aimed at improving literacy, digital skills, and vocational training. New universities and technical institutes are emerging to meet the needs of a growing workforce that is increasingly connected and tech-savvy.

While Cambodia’s education system still faces challenges, these efforts show a commitment to building a skilled workforce. As more young Cambodians enter the job market with relevant skills, the country’s economy will benefit from a talent pool that supports its growing industries.

7. Future Outlook

In the years ahead, Cambodia has the potential to emerge as a competitive player in Southeast Asia’s economy. With the right mix of government policies, foreign investments, and local initiatives, Cambodia could indeed chart a path similar to Singapore’s. By embracing modernization while preserving its unique culture, Cambodia has the opportunity to create its own success story and become a dynamic, prosperous nation.

Conclusion: Cambodia’s Journey Toward a Bright Future

While Cambodia may not yet be “the new Singapore,” its transformation is certainly capturing the world’s attention. With robust economic growth, a thriving real estate market, digital transformation, and a commitment to sustainable development, Cambodia is well on its way to becoming an influential player in the region. The next decade will be crucial, as Cambodia continues to build on its strengths and address its challenges.

As investors, citizens, and stakeholders, supporting Cambodia’s vision for the future is essential. Through strategic planning, innovation, and international partnerships, Cambodia can build a future that rivals the success of its Southeast Asian neighbors, including Singapore.

The post Emerging Giant: How Cambodia is Following in Singapore’s Footsteps first appeared on Estatedia | Economy & Real Estate Media in Cambodia.

PHNOM PENH: Cambodian Prime Minister Hun Manet said on Tuesday that the Southeast Asian country needs more Chinese investments, highlighting potential areas for investment.

Speaking during a meeting in Phnom Penh with a Chinese business delegation comprised of 12 companies this week, PM Hun Manet welcomed the interest of Chinese businesspeople in investing in the kingdom, according to a news release from the prime minister’s spokesperson unit.

He said that Cambodia has prioritized investments in clean energy, environmental protection, health, agriculture, industry, and finance, among others.

He encouraged the Chinese delegation to discuss with relevant ministries and institutions, especially with the Council for the Development of Cambodia, to gain deeper insights into Cambodia’s investment potential.

China is the largest investor and trading partner of Cambodia.

Neak Chandarith, director of the Cambodia 21st Century Maritime Silk Road Research Center, said Chinese-funded enterprises have played an important role in helping boost Cambodia’s economy and improving local people’s livelihoods.

“Chinese-invested mega-projects under the Belt and Road Initiative (BRI) such as the Sihanoukville Special Economy Zone, hydropower plants, Phnom Penh-Sihanoukville Expressway, the Siem Reap Angkor International Airport, roads, and bridges, among others, have played and will continue to play a crucial role in supporting the kingdom’s economy,” he told Xinhua.

He said the flagship BRI projects here would help Cambodia achieve its ambitious goals of becoming an upper-middle income country by 2030 and a high-income country by 2050.

PHNOM PENH: The Royal Government of Cambodia is undertaking a massive infrastructure development initiative, with four key projects totaling over $6 billion. This ambitious plan aims to transform the country’s transportation and trade landscape, fostering economic growth and improving connectivity.

Phnom Penh-Bavet Expressway

Launched in June 2023 under the leadership of former Prime Minister Hun Sen, the $1.35 billion Phnom Penh-Bavet Expressway is a crucial link between the capital and provinces like Kandal, Prey Veng, and Svay Rieng. This highway is expected to significantly boost cross-border trade with Vietnam, stimulating the Cambodian economy.

National Road 1 to Lvea Em Bridge

A vital component of the overall infrastructure development, the bridge connecting National Road 1 to Lvea Em in Kandal province is set to revolutionize transportation in the region. With a budget of over $200 million, this project will replace the ferry system, reducing travel time and improving accessibility for residents of Lvea Em and surrounding areas.

Techo International Airport

Cambodia is poised to enter a new era of aviation with the construction of the Techo International Airport. This $1.5 billion project, scheduled for completion in mid-2025, will enable large-scale flights, connecting Phnom Penh to global destinations. By eliminating the need for transit through neighboring countries, the airport will significantly enhance Cambodia’s connectivity and attract international travelers and businesses.

Funan Techo Canal

Officially inaugurated on August 5, 2024, by Prime Minister Hun Manet, the Funan Techo Canal is a landmark project with a price tag of $1.7 billion. This massive waterway will connect Cambodia’s freshwater ports to deep-sea ports, facilitating trade with regional and international markets. The project is a joint venture between two state-owned Cambodian companies, a local private enterprise, and a Chinese state-owned company (CBRE).

These four infrastructure projects collectively represent a substantial investment in Cambodia’s future. By improving transportation networks, expanding trade opportunities, and enhancing connectivity, the Royal Government aims to position Cambodia as a regional economic hub.

Editor’s opinion:

Cambodia’s ambitious infrastructure overhaul signals a bold bet on the country’s future economic prosperity. By pouring billions of dollars into transportation and trade networks, the government is making a strategic move to transform Cambodia from a regional backwater into a dynamic player on the Southeast Asian stage.

The focus on improving connectivity, both domestic and international, is particularly noteworthy. The new expressway, bridge, airport, and canal are not just infrastructure projects; they are catalysts for growth, promising to attract foreign investment, create jobs, and enhance the quality of life for Cambodians.

The post Cambodia’s Infrastructure Surge: A $6 Billion Investment in the Future first appeared on Estatedia | Economy & Real Estate Media in Cambodia.

PHNOM PENH- Buckle up, Cambodia! The Southeast Asian nation is witnessing a remarkable infrastructure boom, with several colossal projects transforming its landscape in 2024. These ambitious endeavors promise to revolutionize transportation, trade, and tourism, propelling Cambodia towards a brighter future.

One of the most captivating projects is the Funan Techo Canal. Envision a 180-kilometer waterway carving its path between the mighty Mekong River and the Tonle Sap, the lifeblood lake of Cambodia. This engineering marvel is poised to become a game-changer, boosting trade within the region, improving irrigation for agriculture, and attracting a surge of tourism.

Next, we have the much-anticipated Phnom Penh-Bavet Expressway. This 136-kilometer highway slices through the Cambodian countryside, dramatically reducing travel times between the bustling capital, Phnom Penh, and the Vietnamese border. This vital artery strengthens Cambodia’s position as a key player in regional connectivity.

Taking to the skies, the Techo International Airport emerges as a major international gateway. Located just 70 kilometers south of Phnom Penh, this state-of-the-art facility boasts the capacity to welcome 2.5 million passengers annually. The arrival of this airport signifies a new era for Cambodian air travel.

Meanwhile, on the coast, the Dara Sakor International Airport takes center stage in Koh Kong province. This project isn’t just about planes; it’s about unlocking the region’s eco-tourism potential. The airport serves as a cornerstone for a comprehensive development plan, aiming to transform Koh Kong into a haven for sustainable tourism.

Finally, paradise beckons with the Koh Rong International Airport. Nestled on the idyllic resort island of Koh Rong, this new airport promises to transform accessibility. No more long ferry rides! Visitors will soon be able to touch down directly on this tropical gem, further propelling Koh Rong’s popularity as a tourist destination.

While some projects are still under construction, their completion promises to redefine Cambodia’s infrastructure landscape. These mega-projects are testaments to Cambodia’s unwavering commitment to growth, showcasing the nation’s soaring ambitions for the future. So, get ready to experience a Cambodia transformed – a Cambodia connected, a Cambodia thriving.

The post Cambodia’s Infrastructure Transformation: A Look at 5 Key Projects in 2024 first appeared on Estatedia | Economy & Real Estate Media in Cambodia.

PHNOM PENH: The southern part of Cambodia consists of 443 square kilometers of coastline with four provinces – Sihanoukville, Kampot, Kep, and Koh Kong – standing along the blue crystal sea overlooking forestall islands, while the undersea provides plenty of opportunities for diving and snorkeling to see Cambodian underwater flora and fauna. The tasty fresh seafood and instant fishing Kep crabs are a must-try, followed by green Kampot peppers dipped in local spicy sauces that enhance the flavor of your dishes.

A country of opportunities and a high-growth economy figure, Cambodia is now attracting investors from anywhere around the globe.

These opportunities should not be looked over by the risk-taking investor in a variety of industries. Still, the south coast offers additional options to investors interested in entertainment, real estate, and business hubs.

Koh Kong

Koh Kong province has attracted major investment projects such as Dara Sakor Airport, a deep sea port, National Road 48, and National Road 10, among other development projects.

Dara Sakor, a Sino-Cambodian port development project, is located in the province. The project is expected to cover 45,000 hectares and includes casinos, golf courses, and resorts. A 20-kilometer stretch of coastline will be transformed into a deep-water port for cruise ships and freight. Near the port, an airfield with a 3,400-metre runway is too long for commercial flights, and its turning bays are too small for civilian aircraft.

Kampot

Kampot is one of the 25 provincial capitals in Cambodia, bordering Kampong Speu and Sihanoukville to the east, Takeo to the east, Kep to the south, Sihanoukville to the west, and the Gulf of Thailand to the west. It covers a total area of 4,873.2 km2. There are 9 cities, districts, 93 communes, Sangkat, and 491 villages, with 23 of them being forest, mountain, or seaside.

Many large projects are currently underway or in the planning stages, such as a new International Multi-Purpose Logistics and Port.

The project located in the center of Kampot’s southwestern province is expected to cost $1.5 billion and will be built on 600 hectares of land with a depth of 15 meters to accommodate vessels weighing up to 100,000 tons. The project will be implemented in three phases, with the first beginning operations in 2025. The seaport’s total handling capacity will be 300,000 TEU in 2025, increasing to 600,000 TEU by 2030.

Kep

Highway 33 runs from Kampot town to Kampong Trach District and then to the Vietnamese border, traversing the province from west to east. The No 33A lane of the No 33 detours at the Kep White Horse Monument in Damnak Chang’aeur District, running along the coast before rejoining the No 33 3 km (2 mi) to the east.

Kep province’s economy is primarily based on agriculture, fishing, tourism, and salt production. In 2008, agriculture employed 92% of the province’s population (75% of whom were rice farmers).

There were ten registered guest houses that year. In 2013 there were 16 main hotels enlisted by the Department of Tourism and 65 by the local Tourist Association according to www.visitkep.com.

Kep Expo is a government-sponsored initiative to promote Kep province as a tourist and development destination, as well as its artists, production, and environmental protection.

Sihanoukville

Sihanoukville is located in southwestern Cambodia, near the coast, 230 kilometers from Phnom Penh via National Road 4 and 260 kilometers via National Road 3, and is home to the Kang Keng International Airport, International Water Port, and Expressway. The distance between Phnom Penh and Sihanoukville is 187.5 kilometers.

The province has a population of about 310,000 people, according to the 2019 census data. Agriculture employs 23.60% of the population, handicrafts 1.80%, and services 74.60%. The annual per capita income rate is US $ 4,18, and the province’s economic growth rate is 6.8%, which will reduce the province’s poverty rate to 1.86% by 2022.

Sihanoukville is a province with significant economic sectors such as industry, trade, tourism, and agriculture, all of which are priority sectors for the Royal Government’s national economic development. Deep Sea Port, 11 SEZs (3 operational and 8 planned), Sihanoukville International Airport, and beautiful beaches nicknamed “Southwest Star” are among the potentials.

Between 2018 and 2022, Sihanoukville Province received 1,588 investment applications in the construction sector, with a total construction area of 14,644,190 square meters and a total investment capital of $ 7,9 billion.

PHNOM PENH: The Regional Comprehensive Economic Partnership (RCEP) agreement and bilateral free trade agreements (FTAs) are expected to help Cambodia attract more foreign direct investment (FDIs) and boost its exports, National Bank of Cambodia’s Governor Chea Serey said here on Monday.

Cambodia is a member of the RCEP agreement that engaged with 15 Asia-Pacific countries, and the kingdom also has bilateral FTAs with China, South Korea and the United Arab Emirates.

“On the back of the implementation of the RCEP agreement and other bilateral FTAs, Cambodia is expected to attract more FDI inflows and expand its exports to the region,” she said in a speech during the opening ceremony of a seminar on Cambodia’s financial stability.

These trade pacts will help boost Cambodia’s productivity and promote its economic diversification, Serey said, adding that the kingdom’s economy is forecast to grow 6 percent in 2024, up from 5 percent in 2023, driven by a rise in exports, recovery in tourism, robust growth in transport and communication, and flat growth in agriculture.

Cambodia approved the fixed asset investment of 2.5 billion U.S. dollars in the first four months of 2024, which will create approximately 130,000 jobs, said a government’s report.

On the trade side, the Southeast Asian country exported products worth 8 billion dollars during the January-April period this year, up 15.2 percent from 6.94 billion dollars over the same period last year.

The Cambodian Ministry of Commerce’s Secretary of State and Spokesperson Penn Sovicheat said the RCEP agreement and bilateral FTAs will help Cambodia realize its ambitious goals of becoming an upper-middle income country by 2030 and a high-income nation by 2050.

“These trade pacts have not only given a boost to Cambodia’s sustainable trade growth in the long run, but also become a magnet to attract more FDIs to the kingdom,” he told Xinhua.

RCEP comprises 15 Asia-Pacific countries including the 10 ASEAN (the Association of Southeast Asian Nations) member states of Brunei, Cambodia, Indonesia, Laos, Malaysia, Myanmar, the Philippines, Singapore, Thailand and Vietnam, and their five trading partners, namely China, Japan, South Korea, Australia and New Zealand.

Kin Phea, director general of the International Relations Institute of Cambodia, a think tank under the Royal Academy of Cambodia, said besides these free trade agreements, China’s Belt and Road Initiative has laid a solid foundation for Cambodia’s socioeconomic development in the long term.

“Under the BRI framework, China has heavily invested in infrastructure projects such as highways, bridges, expressways, hydropower plants, special economic zones, seaports, and airports,” he told Xinhua. “These BRI flagship projects have significantly impacted Cambodia’s development agenda, brought opportunities for Cambodia to get rid of poverty, and promoted mutual benefit and win-win results, which are deeply rooted in the hearts of the people.”

Phea said these large-scale projects have greatly contributed to promoting connectivity, securing the sustainable source of electricity supply, enhancing economic competitiveness, diversifying sources of growth, and reducing logistics costs in Cambodia.

“Among flagship projects in Cambodia under the BRI, I have been impressed by the Sihanoukville Special Economy Zone, the Phnom Penh-Sihanoukville Expressway and the Siem Reap Angkor International Airport,” he said. ■ Xinhua

The post RCEP, FTAs to help Cambodia Attract More FDIs, Boost Exports first appeared on Estatedia | Economy & Real Estate Media in Cambodia.

PHNOM PENH: Cambodian Prime Minister Samdech Moha Borvor Thipadei Hun Manet this afternoon mentioned that the Funan Techo Canal project has built a big nationalism in Cambodia.

At a get-together and solidarity dinner with some 5,000 media practitioners on the occasion of the World Press Freedom Day 2024, Samdech Thipadei Hun Manet expressed thanks to the media for reporting the citizens’s support to this historical project.

Regarding to this project, Deputy Prime Minister and First Vice President of the Council for the Development of Cambodia H.E. Sun Chanthol said this project had been thoroughly studied by a group of nearly 50 experts.

Speaking at a press conference this morning, after a meeting with foreign diplomatic corps, including Vietnam, H.E. Sun Chanthol said that the Funan Techo Canal has negative impact less than that of the Phnom Penh-Sihanoukville Expressway and Phnom Penh-Bavet Expressway.

The Funan Techo Canal project has very little impact, while the economic analysis and evaluation show that it will provide great benefits for the areas of trade, tourism, urban planning and construction and so on, he underlined.

According to the project’s feasibility study, the US$1.7 billion Funan Techo Canal project, which will be broken ground for construction at the end of 2024, is 180 kilometres long and 100 metres wide upstream and 80 metres downstream with two navigation lanes. The construction would take around four years to complete.

PHNOM PENH: Sunwah Group, a Chinese company based in Hong Kong, has been investing in Cambodia since 1994, especially in seafood processing for export, and is now planning to extend its investment in the Kingdom to other five key areas.

Mr. Jonathan K.S. Choi, Chairman of Sunwah Group, told Samdech Moha Borvor Thipadei Hun Manet, Prime Minister of Cambodia, of his company’s plan during their meeting here at the Peace Palace this morning.

The five key areas include the development of green special economic zones, construction of commercial buildings and condominiums, promotion of tourism sector, installation of electric vehicle (EV) charging stations, and construction of 5G telecommunication network, he pointed out.

For his part, Samdech Thipadei Hun Manet welcomed the investment expansion plan of Sunwah Group, reaffirming that the Royal Government of Cambodia will continue to pay attention to maintaining peace, political stability and social order to increase investors’ confidence, thus ensuring a competitive and business environment in the country.

Moreover, the Royal Government has been working hard to promote the construction of connecting infrastructure such as expressways and deep-sea ports, and has launched many new initiatives to support investment in Cambodia, such as new model of special economic zones according to the type of industry and the needs of each country, and the Plus-One Strategy.

Regarding the investment plan on Green Special Economic Zone development, EV charging stations, and 5G telecommunication network construction, Samdech Thipadei advised the company to further its discussions with relevant ministries and institutions.
The Premier also stated that the Royal Government of Cambodia has paid attention to the use of clean energy. Currently, Cambodia is using more than 60 percent of clean energy and will increase it to 70 percent by 2030.

For tourism, Samdech Thipadei Hun Manet emphasised that the Royal Government has introduced policies to support the tourism sector and direct flight expansion from countries in the region and the world.

Mr. Jonathan K.S. Choi is accompanied by representatives of more than 70 companies investing in various fields such as financial technology, digital, real estate, energy, tourism and so on.
