PHNOM PENH- In a direct move to attract more international buyers, the Ministry of Land Management, Urban Planning, and Construction (MLMUPC) is now adding Latin name alongside Khmer script for foreign co-owners’ names on condo hard titles.
This pivotal reform, officially announced by the ministry earlier this year, is powered by the rollout of its new CIS database system for real estate registration.
This smart administrative upgrade aims to provide foreign investors with a seamless way to verify their legal names against their passports, while simultaneously enabling land registry officials to minimize technical errors when transliterating names from the Latin alphabet into Khmer.
This measure directly responds to the rapid growth of the real estate market and eases business operations within the construction sector by fostering a highly transparent and secure investment environment designed to capture international capital inflows.
It is worth noting that under Cambodian law, foreign nationals enjoy full legal rights to buy, sell, and own co-owned buildings, such as condominiums, from the first floor up, along with the right to use and benefit from common areas.
The modernization of this database highlights the government’s ongoing commitment to streamlining procedures, ultimately enhancing Cambodia’s competitiveness and cementing its position as a prime investment destination in the region.
